New legislation has bought about a growth in inspection and testing of electrical installations.
Every electrical installation should be inspected and tested on a regular basis to ensure it is safe for continued service.
Landlords renting Domestic Properties are recommended to have the electrical installation tested and inspected every 5 years. You will receive a Periodic Inspection Report which explains if any areas need remedial work to be done to bring your installation up to the current safety standards. HMO (Houses of Multiple Occupancy) must by law have their electrical installations inspected and tested every 5 years. See the HMO Regulations 2006 here (see top of page 3)
Domestic properties should have Periodic Inspection Reports every 10 years, or at change of occupancy to ensure they are safe for continued use.
Sometimes referred to as Landlords certificate, Periodic Inspection Reports for rented properties are recommended to be carried out every 5 years. Many insurance companies will not pay out in the event of electrical fire if they feel the installation has not been adequately maintained.
